The place and neighbourhood

The future block shall be built on a building-free territory of 100 ha with almost unchanged initial natural structure on the eastern side of Antakalnis, beside Dvarčionys and Kairėnai. The formerly formed territories surround the future block with an almost fully developed engineering and communication’s facility – beside the main communications, through the streets and roads, residents can easily reach the central, as well as western and southern parts of the city, places of interest concentration. The advantageous situation allows the start of planning process like on “plain paper” where there is no need to blend with already existing objects or structures on the block, but create a harmonious development plan for the block and integrate it into the close relation with the city communications, engineering, social and cultural facility systems.

At the moment “Naujasis Antakalnis” block is surrounded by low building volume territories – agricultural territories, state-protected areas – state forests, Dvarčionys Geomorphologic Reservation – 100 ha, Kairėnai Botanical Garden – 170 ha. During the formation of the block – the center, peripheral, social and engineering facilities shall raise value of the surrounding territories, energize the real estate market. It is most probable that the surrounding territories shall soon become low-rise – homestead type house blocks with needful facility objects (communications, streets/roads, pedestrian, cycling paths, greenery system, cultural, commercial and social services, etc.) integrated into the urban space of “Naujasis Antakalnis”.
