Exceptional “Naujasis Antakalnis”

Urban situation

The future block shall be built on a building-free territory of 100 ha with almost unchanged initial natural structure on the eastern side of Antakalnis, beside Dvarčionys and Kairėnai. The formerly formed territories surround the future block with an almost fully developed engineering and communication’s facility – beside the main communications, through the streets and roads, residents can easily reach the central, as well as western and southern parts of the city, places of interest. The advantageous situation allows the start of planning process like on “plain paper” where there is no need to blend with already existing objects or structures on the block.

Planning structure

“Naujasis Antakalnis” is projected so as to use the advantages of natural morphology – the most valuable territories are reserved for the solid system of greenery, the main street is built in the corridor of the already existing engineering communications, the built up territories are differentiated according to the type of building all around:

• Block center is formed on the crossroads of all the major streets, it consists of a church, community house, small service enterprises (sports clubs, solariums, barber’s shops, massage, odontological rooms, pharmacies, etc.), and supermarket.
• The core of district forms up of four-storey open peripheral building type residential houses with yards connected to public usage territories. Peripheral part of the district is built of low-rise homestead type houses in the neighbourhood of natural treasures (state-owned forests, water pools, natural territory secured by the state – Dvarčionys Geomorphologic Reservation).

Architectural expression

Architectural quality of “Naujasis Antakalnis” – a whole of complex solution building all around. Project determines the type of territories and land lots, height, proportion or the major finishing surfaces and color solutions. The future resident or builder will be sure for the high quality and secure investment without fearing to find anything unexpected or out of place.
