Preconditions for project preparation

One of the major project planning preconditions – ambitious craving of developers - public institution “Pupojų gyvenamojo rajono plėtros fondas” together with partners to realize ideas of harmonious development in the eastern part of Antakalnis block in Vilnius during the coming several years, i.e. develop a high living quality environment in 100 ha residential block corresponding to the European standards and seek for the final goal – creation of happy community in the target territory.

By understanding the complexity of target goals, project developers cooperated for achieving common aim, i.e. consolidated notably complicated land-tenure into one collective whole which facilitated decision-making for the achievement of common goal.

Further block development guidelines are anticipated in the general planning documentation of city territories confirmed by city Municipality Council – namely in the General Plan and concept of territory development. Guidelines are itemized in the project for Naujasis Antakalnis residential block.

A thankful situation of the target territory providing additional qualities for further development – a free, undeveloped 100 ha territory, with almost unchanged primordial natural structure. The already set territories surround this target territory with already developed engineering and communications facility – the major communications, city streets and roads nearby allow easy reach of central, northern and southern parts of the city, other places of interest concentration. Such situation allows the planning process start like “on plane paper”, creation of harmonious development of residential block with closely integrated communications, engineering, social and cultural facilities of the city, without sticking to the existing objects or structures inside the block.
