Naujasis Antakalnis

Project aim

The project is one of the most ambitious residential housing projects in Vilnius.

The aim

Realization of harmonious development ideas in approx. 100 ha area residential block Naujasis Antakalnis, i.e. development of high living standard’s area corresponding European standards with the final goal – establishment of happy community in the territory. Public institution “Pupojai Residential Block Development Fund” together with partners aims at implementing special and exceptional project. To implement the "Naujasis Antakalnis" residential block project distinguishing by the concept, urban and design solutions as well as conception of living and public area in the next few years.


Tools

All the main tools allowing reaching the aim:

  • Modern and qualified urban solutions, conditioning the development of harmonious and developed social, engineering, communication, recreational and servicing facility as well as a balanced territorial structure – school, kindergartens, service enterprises, and public spaces are projected in such extent as to satisfy the needs of the residents, but keep the authentic and distinctive identity of a planned area with residential housing.
  • Appreciative situation of the territory that project encompasses – the future block shall be built on a building-free territory of 100 ha with almost unchanged initial natural structure, on one of the highest points of the city on the eastern side of Antakalnis. The formerly formed territories surround the future block with an almost fully developed engineering and communication’s facility – beside the main communications, through the streets and roads. The advantageous situation allows the start of planning process like on “plain paper” where there is no need to blend with already existing objects or structures on the block. Low building volume neighbourhood – state-protected areas – state forests, Dvarčionys Geomorphologic Reservation – 100 ha, Kairėnai Botanical Garden – 170 ha.
  • Order of architectural expression – it is a whole of complex solution buildings. Project determines the type, height of separate territories and land lot building volumes, proportions of the major finishing surfaces and color solutions. Future resident or builder will be sure to get highest quality of living and save investment without any fair to find something unexpected or view-deforming beside their house. Every buyer can see a full picture of the block when buying accommodation.
  • Competence and solidarity of project developers – land lot owners agreed on aiming for common goal, i.e. consolidation of very complicated land use into one whole, which facilitated acceptance of required solutions.
  • Construction technologies for buildings, roads, communications – estimated methods of construction shall be advanced and rational – namely communications and engineering communication shall be integrated into the common structure of networks. Flat and house building in Naujasis Antakalnis shall be performed by the modern – passive house technologies securing economical usage of energy, water and other natural resources.

Oneness

  • There never was any example of such harmonious realization of multifunctional territory (almost 100 ha) in Vilnius city.
  • Competition – validated by the verification of consumer demands to live in high living quality block with a differentiated offer of accommodation – all the categories of consumers and social groups shall be able to find an attractive and qualitative product for themselves – a flat, a house, a work place, social and commercial services.
  • Part of the city with a distinct identity – symbiotic intertwining of picturesque and unhurt natural base with the projected urban material is retained more than the optimal ratio of build up and public spaces. Requirements for the building location types, height, finishes and color solutions shall create a consistent architectural expression typical to this block only.
  • Free participation of potential developers in the project – the developed project is not closed project meant for the groups of companies only, its realization can be made by anybody – from house owner to land lot managers.

Results

Establishment of marketable and full-fledged real estate on the market – with multifunction as one of the features. Residents satisfy their direct needs in a proximate living area – multifunctional center of the block offers sales, small production, service, social purpose, entertainment objects, and community and church buildings. Families can spend their leisure time in the nature: children, elderly people and those fond of passive rest can find such in the house yard (all car parks are projected underground the houses and on the street zone), residents adoring active leisure – shall receive a whole of training, court, walking and cycling paths integrated into the system of the greenery inside the interrelated structure of town. By starting with walking areas, cycling paths, you can easily reach almost any natural or cultural object of the block. The target block communication system shall secure the interlink of street network in the eastern part of the city and security of residential blocks from transit flows and freight traffics, shall guarantee the development of public transportation routes, installation of final points and stops.

Continuity and spread

The project further on coherently develops and concretizes the urban development vision of this part of the city which was agreed by the decision of Vilnius Municipality Council. Project goals correspond to the decisions of general plan of Vilnius city until 2015, concretizes and elaborates it even more to meet the specific features of the territory. The solutions of the project to be realized – social, engineering, communication and recreational facility shall integrate the surrounding territories featuring the spontaneous and non-regulated conversion into homestead type blocks. The lack of such facility is the major problem of the neighbourhood.

Participants

58 land lot owners, totally 77 people, Project Coordinator public institution „Pupojai Residential Block Development Fund”, Chairman Vidmantas Pečiulevičius, organizers of a detailed plan – “RV architektų studija” UAB, architects Vaidas Šeibokas, Remigijus Dūdėnas, Vilma Volkovaitė, Dovilė Mikštaitė, Violeta Miciūtė, Head of Engineering part of the project Vaidas Skėrys participate in the project.
